The Community & Timeline


We estimate that the first units will be ready for move-in Summer 2027. We will provide updates as construction milestones are reached.

Yes, homes will be released in phases. The initial release includes residences in the first 2 out of a total of 10 buildings: 2051 26th St and 2540 Spruce St, as shown on the Site Map. Subsequent releases are expected to follow in alignment with construction progress and demand.

If a home is under contract, the purchase price is established in your signed agreement. Pricing for homes not yet under contract may adjust in response to market conditions and demand.

Picea is planned as a 52-residence community.

Homes & Floor Plans


There are currently 16 planned floor plan types available. Floor plans are shown for reference during pre-sales and may be refined as construction documents are finalized.

Homes range from approximately 1,631 SF to 3,565 SF. Final square footage may vary modestly based on as-built conditions and standard measurement practices.

Homes are designed with higher than code-required STC (Sound Transmission Class) ratings. As with any multi-residence living environment, sound levels may vary depending on use and conditions.

Yes, every home has a private rooftop patio with solar panels and most units have a pergola providing shade to a portion of the rooftop patio, along with an optional outdoor kitchen. Most rooftops are also designed to accommodate future hot tub installation; buyers should confirm the final equipment specifications and applicable HOA guidelines at the time of installation.

Design & Finishes


Yes, as long as they are selected prior to the deadlines outlined in the purchase agreement and construction schedule based on your home’s build stage.

There are three interior finish packages selected by our award-winning interior design firm, Unscripted Interiors, who have chosen an impeccable palette of finishes and textures for each home. Early buyers of two of the packages will have the opportunity to choose between light or dark tones. Additionally, buyers may add options of outdoor kitchens, shade sails, closet upgrades and the addition of an entertainment feature wall. If a specific product or material becomes unavailable, an equivalent selection aligned with the overall design intent may be offered.

Interior design options were crafted so that buyers do not get overwhelmed with excessive design choices. Our sales and design team will guide buyers through the selection process and timing.

Homes have a base package that includes wireless access points for easy addition of smart home features. Buyers may work with ListenUp, our local smart home subcontractor, to install upgrades that could range from security and automated blinds to audio/visual components.

Sustainability & Energy Efficiency


Every home is designed with solar, with an average system size of 6 kW. Solar production and utility savings vary based on season, weather, and household energy use, with the goal of providing meaningful energy offset over time. City of Boulder energy codes are more stringent than most other municipalities nationwide, so efficient windows and tight building envelopes are a prerequisite and the entire Picea community is free of natural gas. Homes are designed to meet applicable codes in effect at the time of permitting.

Yes, each home is wired for EV charging, includes solar and LED lighting throughout and electric heat pump heating and cooling.

Purchase Process & Financing

HOA & Ownership Details


Yes, the association will cover insurance, exterior maintenance, landscaping, snow removal, and reserves, as detailed in the governing documents. Rental policies are subject to the governing documents as they may be amended from time to time.

We are currently working on a projected budget for the HOA. Estimated dues will be shared once finalized.

Any rentals must comply with City of Boulder rental regulations. Per the HOA Bylaws, long-term rentals are permitted and short term rentals are permitted with restrictions aimed at community compatibility, as detailed in the governing documents.

Parking, Storage & Amenities


Every home has a private one- or two-car garage. Guest parking is available on Spruce Street and 26th Street. Street parking is subject to City regulations.

Many of the garages are oversized to accommodate for gear storage. There is also a flex room on the ground floor that could be used for storage, home office, fitness room, or guest space, depending on buyer preference and final layout.

Landscaped, meandering paths and picnic tables provide connections within the community.

Picea Luxury Residences are new construction townhomes in downtown Boulder, Colorado, within blocks from the Pearl Street Mall and the Boulder Creek Path. Builder & Warranty


Each residence at Picea includes a One-Year Limited Warranty provided by Hyder Construction, commencing upon issuance of the Temporary Certificate of Occupancy.

This limited warranty covers defects in workmanship and materials related to the home’s construction during the first year. Should any warrantable items arise, they may be submitted for review and addressed in accordance with the builder’s warranty standards.

In addition, many installed components — including appliances and certain mechanical equipment — are covered by their respective manufacturer warranties, which may extend beyond the one-year builder warranty. Owners will receive all applicable warranty documentation and registration information upon the closing of their home.
